Incoming Resident Assignment Information
Assignment: If a tenant wants to get out of a lease that is not expired, one of the legal options is to assign or transfer the lease to somebody else. For example, all QUAD residents have signed a lease for 12 months and not everyone is looking to stay in the summer months, that resident can still opt to transfer the remaining 4 months by assigning the lease to another non-QUAD resident. There is a $300.00 assignment fee required to transfer the contract. The fee can be split by both residents or paid by one person. The incoming resident will have to also pay first and last month’s rent before moving in and to complete the lease transfer.

I understand that this is an assignment form. I will be receiving a transfer contract and will become the main tenant after the transform is completed.

I am aware that all contracts end on August 20th, 2025.

I am aware of the $300/assignment fee, required for the lease transfer contract to be completed.

I am aware that I have to pay the first and last months rent before I can move in to the suite.

There is no guaranteed renewal after March 31, 2025. I was not promised a guaranteed to renewal and I am aware that a renewal after March 31st, 2025 is based on availability.

I am aware that it is the responsibility of the person I am taking over the suite from to deliver the suite clean and tidy and Quad is not responsible to clean the suite for the incoming assignment

I will speak with the current resident that they will clean the suite before I move in. As Quad is not responsible for cleaning of the suite for sublease and assignment form

I will also clean the suite at the end of my lease contract, or I will bear the expenses for the suite clean to QUAD standards.

I am aware that I am taking the suite on as is basis.

I have been introduced by the person giving me the suite, to their existing roommate(s) if any, via-email, in-person, or over the phone. I am also comfortable taking the existing roommate(s) as my roommate(s).

I will report any damages in the suite if there are any to QUAD and the person, I am taking over the suite from so that they can pay for the damages.

I am aware that I will pick up the keys at the office and sign the required documents. I will not directly take the keys from the person assigning or subleasing me the suite.

I am aware that I have to discuss hydro payments as well on top of my rent.

I have been informed by the person getting the contract from of the exact rental amount for the suite.
