The QUAD – FAQs

Phase 2 will have an additional 708 beds, with a larger variety of floor plans including one bedroom, two bedroom, three bedroom, four bedroom suites, and also shared accommodations.

Phase 2 will offer the same great lifestyle and community programming available in Phase 1 of The Quad.

The Quad is student housing reimagined. We are located ON CAMPUS, so all you have to do is walk out the front door to be at York! Our suites are fully furnished with upscale modern furniture and appliances with HIGH-SPEED Internet included in the rental rate. You would only be responsible for setting up your WYSE utilities account for hydro and water. In addition to the great suites we have casual and study lounges as well as a kitchen and cooking lounge on every floor. We have a business centre with FREE printing as well as a state-of-the-art fitness centre. We also have 17 commercial businesses on the lower level ranging from food vendors, coffee shops, barber and dentist – you won’t need to leave The Quad except to go to class!

We have limited parking spaces available for rent. Parking spots are available through Parking Services – York University website.

We also have bike racks that are available for free!

The Quad leases by the bed. You are only responsible for the rent of your bedroom suite. If living with roommates, all roommates are equally responsible for damages and/or missing furniture from the common areas.

Personal damages are not covered under our lease agreements. Our residents are required to purchase renter’s insurance and provide proof to our office prior to move-in.

Yes! The Quad provides top quality designer furniture throughout the suites and common areas!

All apartment locks are unique electronic keys, which cannot be duplicated. You will have to contact the office to get these reset if you lose your keys. They are able to be cancelled upon immediate notice as well.

• Kitchen items (dishes, cutlery)

• Cleaning supplies
• General amenities (shower curtain, toilet paper, tissues, garbage bags)
• Any additional floor or desk lamps

Rent is due on the 1^st  of each month. You can bring your payment to our office Daily, between 11am-4pm, or you can pay online. For your own safety, we do not take cash payments.

The Quad does not have a lease pay-out option but we are aware that special situations do arise. At the sole discretion of our staff, residents may assign their lease to a new resident. You as the tenant are solely responsible for finding the replacement and our staff have the right to refuse any replacement for legitimate reasons. Additional fees and rules may apply.

Gas and HIGH-SPEED Internet and Gas charges are included. You would be responsible for setting up a WYSE account for Hydro and Water charges – information to complete this process is available from our staff. There is not an option to set up cable in the suites but we will provide a smart TV with streaming capabilities.

A smart TV is Internet enabled, which allows you to stream entertainment from Netflix, YouTube, Spotify, and much more. Please note, there may be an additional fee for paid subscription services.

We have a maintenance team available 8am-5pm as well as after hours for emergencies. Send a maintenance request.

Mail will be delivered to your mailbox. The mailboxes are located in the lobby of each building.

They are a student resident at The Quad who act as a liaison between the management team and the residents. CA’s plan our resident events, help with the daily operations of the management office, gather resident feedback and are available to answer any questions you may have. If you are interested in becoming a CA, please contact the office for more information. It is a great way to earn while you learn!

RoomSync is roommate self-selection software that uses the power of social media to help you find the perfect roommate. This means you will choose who you’d like to live with! Once it’s time to start matching, you’ll receive an email invitation from our leasing office to join RoomSync. Once you join, you’ll create a matching profile, search and browse for potential roommates, then make a roommate request when you’ve found the perfect match. Our office receives your roommate requests directly from RoomSync!

Only for any fitness on demand programs. All else is complimentary.

Yes, as long as noise is respected. The laundry rooms are located within the large lounge and fitness rooms – the ultimate in multi-tasking. There is a charge for the laundry equipment but you wont have to wait. You can Ping the machines to find out if they are available and it will ping you back when your loads are finished.
