    Incoming Resident Subleasing Information

    Sublease: Residents who only want to move out temporarily can arrange to sublet their unit. Subletting occurs when a tenant rents out his or her unit to another person for a period that is less than the length of the lease. With a sublet, the original resident remains responsible for the obligations under the lease and will be responsible to collect the rent from the sub-letter and ensure it is paid to the landlord. If you are looking to sublease your space, you will be responsible for the resident you are bringing into QUAD in your place. There are no fees for sublease, but responsibility of rent collection and damages to suite and building remains on the current resident trying to sublease.

    • I understand that this is a sublease form and not an assignment form and the person I am subleasing from will still be the main tenant lease holder after submitting this form.

    • I am aware that all contracts end on August 20th, 2025.

    • There is no guaranteed renewal after March 31, 2025. I was not promised a guaranteed renewal and I am aware that a renewal after March 31st, 2025 is based on availability.

    • I am aware that it is the responsibility of the person I am taking over the suite from to deliver the suite clean and tidy and Quad is not responsible to clean the suite for the incoming.

    • I will speak with the current resident that they will clean the suite before I move in. As Quad is not responsible for cleaning of the suite for subleases and assignments

    • I will also clean the suite at the end of my sublease, or I will bear the expenses for the suite clean.

    • I have been introduced by the person subleasing the suite to their existing roommate via- email, in-person, or over the phone. I am also comfortable taking the existing roommate as my roommate.

    • I will report any damages in the suite if there are any to QUAD and the person, I am taking over the suite from so that they can pay for the damages.

    • I am aware that I will pick up the keys at the office and sign the required documents. I will not directly take the keys from the person subleasing me the suite.

    • I am aware that I have to discuss hydro payments as well on top of my rent.

    • I have been informed by the person subleasing of the exact rental amount for the suite.
